How staging your house can make you loose money

How staging your house can make you loose money – For years almost any host on HGTV has been telling us that we need to stage homes to get a higher price. How can we loose money with staging? The answer is simple. The culprit is truly bad staging. If you have been house shopping on the internet, you probably have come across some of those derailed decoration jobs. Rooms that look like they are filled with leftovers from a failed garage sale. That banged up dining table with one lonely chair. The faded artificial tree that looks like a hurricane survivor. Mismatched items that are randomly placed in rooms, just to fill up space without consideration to flow and usability. The message a potential buyer will receive is not the ideal one. The house will look unwanted, impractical and dated. If the furniture does not fit the space it may look like too small or too large for its purpose. If the furniture looks old and worn, so will your house. Although the furnishings are rarely part of the real estate transaction they will play a key role how the room is perceived. The key is to underline the positive in a property and to create a vision of a stylish but comfortable lifestyle. What your staging should evoke is a positive feeling, and inspire buyers to ponder how they are going to use the house. They will envision entertaining friends and showing off their fabulous home. They will think about how they will spend time with their loved ones, how they will raise children there, or entertain the grandkids during their vacation. They will have a vision about the house, they will imagine how their life will look like in a designers dream house. Even if this might not reflect the way their lives will play out in reality, they might have a vision of things to come. The moment when buyers enter your house and are able to envision a better future for themselves and their family, is the moment you will pocket the most money. Buyer are not only buying brick and mortar, they are also looking for a better tomorrow and a place to make that happen. It is always an emotional purchase, despite the rationale and calculations behind a real estate transaction. Owning a home is the ultimate American dream. Your staging is the most powerful way to showcase this vision. Make sure you don’t squander the opportunity and end up loosing money.

Talking about tired look – there is nothing that is attractive about this room

No one has given this living room a second thought in the last 20 years. Not the best way to get top dollars.
